How to Interview a Realtor - Sellers

Choosing a REALTOR® to sell your home is one of the most important decisions you can make.  We all know multiple real estate agents or know someone who knows someone.  While word-of-mouth is a great way to find out who worked (and didn't work) for the people you know, you need to be sure the REALTOR® you hire will work for you.  By asking the right questions to potential real estate agents, you can feel confident you have the best representation for Kelowna home sale.  These questions will help you get to know their personality, negotiation style, marketing programs while helping you decide which Kelowna real estate agent is the right fit for you.

Selling?  The 9 Questions Every Home Seller Should Ask Potential REALTORS®

How many homes did you sell last year?  This will give you a good idea of their experience in home selling.

What's your sold-to-list price ratio?  The answer to this question will give you a good idea of how accurately the REALTOR® prices a home.  The key here though is to look for a professional who will explain how they determine the price of a home.  Browse our neighbourhood pages to see last month's sold-to-list price ratio for where you live.

What is your average 'days to sell'?  Again, this will give you insight into how a REALTOR® prices a home.  Look for a professional who explains how price can determine how long the home will be on the market.

What is your commission structure?  Real estate commission is not concrete and can be negotiated.  There are also several low-cost commission brokerages on the market.  What you're trying to get at with this question is how much of the purchase price will go toward commission, and what a professional does for their commission.

How will you market my home?  Good sellers' agents utilize a variety of marketing methods to ensure your home is seen by the largest network of targetted buyers.  This will include listing it on MLS, sharing with other agents, showcasing your home to their client base, putting your home on their website and other sites.

Did you know 80-90% of buyers use the Internet to find their next home?  It's important to look for a real estate agent who has a targeted online marketing strategy.  Today, most agents have a website, but the true value of a website is the targeted traffic which is obtained by SEO, ads, content and other digital media marketing strategies.

Do you hire professional photographers?  What about home staging?  It is important your home looks its best for potential buyers.  Look for a real estate agent who will provide home staging tips.  In some cases, it will be worthwhile to hire a home staging company.  Due to the nature of real estate advertising, especially with online listings, it is important your home is professionally photographed.  Professional photos with proper lighting can make all the difference. We'll give you tips to stage your home or talk to you about hiring a home staging company when appropriate.  We always use professional photographers.

How much notice will I receive for showings?  The 'right' answer to this question is about communication, flexibility and understanding.  If your agent says a minimum of 24 to 48 hours notice, you might miss out on the 'right' buyer.  If your agent says you need to always be ready at the drop of a hat, you might feel stressed about your lack of control.  Good selling REALTORS will give you tips on how to quickly prepare for a showing, as well as make you feel comfortable that you will be a part of the decision as to whether to say yes or no to a showing request.

What is your showing feedback system?  As a home seller, you might find it valuable to hear what viewers think of your home.  This feedback can help determine if there is anything that could be done to make your home more saleable.

How will you negotiate an offer?  Not all offers are good offers, and not everything is about price.  Look for a REALTOR who is willing to explain the positive and negatives with every offer.  An experienced real estate agent can work with you to decide what is worth negotiating, accepting or declining based on your goals and the current state of the market.
